Our aim is to achieve the highest possible rental price, in a short amount of time to the most suitable tenant. We use a 24/7 online booking service enabling tenants to schedule, cancel and postpone inspections from their computer or smartphone. Immediately after each inspection booking you will receive communication from us to provide you with an update. We thoroughly vet all applications and ensure they are the right fit for your property and our agency before presenting you with prospective tenants. We provide a detailed summary to ensure you can make an informed decision.
We endeavour to secure all tenants in a fixed term lease to provide you with secure income. Prior to the lease expiring, we seek both yours and the tenants intentions. In this time we also review the current rental market to ensure you are receiving the highest possible rental income.
Our office has a strict zero arrears policy. By vetting all prospective tenants from the beginning, we ensure they can financially cover the rent based on their income and savings. People’s circumstances can change from time to time so we provide them with information during their Tenant Induction, should they require our assistance down the track. You will be informed of any rent delay or arrears immediately.
We conduct a 3 month inspection for new tenants which will often also be the 3 month warranty inspection for new builds. We conduct routine inspections every 6 months thereafter and you are most welcome to attend. We will provide you with a detailed report which will include photos and comments.
All tenants are required to provide any form of maintenance request in writing/via email. We always request as much information as possible and photos when needed.
All tenants are informed and provided with a procedure should they have urgent maintenance after hours.
There is a difference between maintenance and maintaining a property, for future growth and financial advancement. If an improvement to the property can help you achieve a higher rental income, entice the tenant to stay longer and/or save you money down the track, we will provide our suggestions and arrange quotes for your consideration.
You will be provided with an electronic monthly statement along with an Income & Expenditure Statement at End of Financial Year.
We make this process as seamless as possible for all involved. Upon signing an Exclusive Managing & Leasing Authority with ID_Real Estate, we simply provide the current agent with an email notification that we are taking over management and they prepare the file and keys for our collection. We contact the tenant once the file and keys are in our possession to discuss the change and to arrange a time to meet them at property.
