500+ lot acquisition marks next chapter in national growth strategy.
ID_Land has formally entered the South Australian market, securing a 500+ lot greenfield site at Riverlea Park, approximately 38 kilometres north of the Adelaide CBD.
The acquisition represents a significant milestone in the business’s national expansion strategy. It follows the establishment of ID_Land’s Adelaide office in early 2024, a deliberate move to build local capability ahead of acquisition activity.
Located within one of Adelaide’s most prominent northern growth corridors, the Riverlea Park site sits adjacent to Walker Corporation’s landmark Riverlea masterplanned community, which is expected to deliver approximately 12,000 homes for more than 30,000 residents over the coming decades.
Strengthening a $5 Billion National Pipeline
The Riverlea Park acquisition expands the broader ID_CORP group’s national development pipeline to $5 billion, while increasing ID_Land’s pipeline to more than 10,000 lots across Victoria, Queensland and now South Australia.
Managing Director Matthew Belford said the acquisition represents a defining moment in the company’s continued growth.
“This acquisition puts a firm stamp on ID_Land’s move into South Australia and represents an important milestone in our national growth strategy.
Riverlea Park is located within a growth corridor that is already benefiting from major infrastructure investment and large-scale masterplanned development. We see a clear opportunity to contribute meaningfully to South Australia’s future housing supply through the delivery of a well-planned residential community.”
The Riverlea Park precinct has been consistently identified by state and industry stakeholders as a critical contributor to housing supply in Adelaide’s north, reinforcing the site’s strategic importance.
A Deliberate, On-the-Ground Approach
ID_Land’s entry into South Australia follows a disciplined model previously adopted in Queensland, establishing a local team prior to securing development sites. The Adelaide office, led by State Lead Michael Harvey, was established to enable early engagement with planning authorities, stakeholders and local communities.
“Establishing a local team ahead of acquisition activity has been central to our approach. It allows us to engage early, understand the planning environment and identify opportunities that align with our long-term investment horizon. This site is the first of a number of opportunities we are actively progressing in South Australia,” Belford said.
Planning and rezoning activity for the Riverlea Park site is expected to commence this year.
